  A. No, we don't offer short term leases.

  Q. What kind of security deposit  must I pay?    
  A. We require the first month's rent plus a security deposit of the same amount.

  Q. Do I have to be 21 years old to sign a lease?    
  A. Yes, you must be 21 years of age to sign a rental property lease.

  Q. How many people can live in the house, apartment or townhouse?    
  A. Each dwelling has different regulations as to how many people can live there. Please speak with us if you have a unique situation.

  Q. What is included in my rent payment?    
  A. Again, each dwelling is different and each offers a different set of ammenities but in general, parking is included in your rent and utilities are not.

  A. The tenant is responsible for connecting and paying for utilities.

  Q. Who is responsible for yard work and other property maintenance?    
  A. The tenant is responsible for yard work, however the property owner will hire someone to take care of it if the tenant is unable.

  Q. How soon after my lease is signed can I move in?    
  A. You can move in immediately once a lease has been signed.

  Q. Can I paint the rooms?    
  A. We're sorry but due to potential damage to carpet, flooring, appliances, etc., property owners do not allow you to paint the walls.

  A. NO pets are allowed.

  Q. Do I need renter's insurance?    
  A. Yes, we can recommend local insurance agencies who can provide information and renter's coverage.

  A. Rent is typically due the 1st of the month.

  Q. What forms of payment do you accept for rent?    
  A. We accept personal or business checks and money orders.

  A. You can mail checks, made payable to:

  A. Ulrich Rentals' office is located in in the Century 21 Building (address above).

  Q. What do I do if there is a maintenance problem such as a broken appliance?    
  A. Give us a call and we'll resolve the problem.

  Q. What do I do if there is an emergency such as a fire?    
  A. Assuming you would call 911 first, you should also get in touch with us (at 410-392-6340) to report the incident.

  Q. How can I cancel my lease?    
  A. You can cancel a lease before the one year anniversary date if you can supply a qualified tenant to take your place.

If you are not planning to renew your lease on one year anniversary date, please notify us in writing no later than (   ) days beforehand.

  Q. What types of damage expenses do you deduct from my security deposit?    
  A. We reserve the right to deduct any damage that occured during your lease. Damage includes (but is not limited to) rug stains, holes in the wall and broken windows. We will deduct the repairs for such damage from your security deposit.

  Q. If I'm moving, do I have to pay the last month's rent?    
  A. Yes. The security deposit is placed in an escrow account and cannot be used as payment for the last month of occupancy.

  Q. How soon would I receive my security deposit after the lease is up?  
 
  We offer equal
opportunity.
 
  A. As long as you gave us proper notice, you will receive a check for the security deposit, less any damages, in thirty (30) days.
